Before you begin, please read all of the offering documents carefully. Then follow the instructions contained in the Subscription Booklet (SEE BELOW) for the property that you intend to invest in. You may, of course, invest in more than one property, but you will need to fill out a Subscription Agreement for each property that you are investing in. The minimum investment amount is $100,000 for each property. Feel free to contact me (Robert Cannon) if you have any questions. My direct phone number is 214-901-4645 and my email address is:  robert@sapientfundingcfs.com 


 Once you have filled out the Subscription Document and W-9 you will submit the form and attachments to us. ( Download Investor Instructions ) You do not need to send us any of the other documents such as the PPM or exhibits as they are for your records. Once we have reviewed and found the Subscription documents to be satisfactory, we will sign and return it to you for your records. 

If you are investing as an individual there are several alternatives that you may utilize to satisfy the Accredited Investor Verification requirement. They are as follows:

  1. You may send us a copy of a bank statement, brokerage statement or other similar statement reflecting a balance of at least one million dollars. 
  2. You may send us copies of the previous two years tax return reflecting (as an individual) that you made at least $200,000 each year, or $300,000 each year jointly with your spouse.
  3. You may also send us a Certified Financial Statement.
  4. Or, you may have a CPA, Licensed Attorney, Investment Advisor or Broker-Dealer fill out and sign the Accredited Investor Notification section of the Subscription Agreement.

Please remember to send us a copy of your drivers license or passport.

Once you have received back your Subscription Agreement signed and accepted by us you must then wire your funds to the appropriate partnership bank account to complete the investment process. Wire instructions for each property partnership bank account follow.
