We believe that this building method will revolutionize the way structures are constructed. This system builds stronger structures 50% faster and 10% lower cost than utilizing existing construction methodology. And, it is much more energy efficient. We are projecting a 30% annualized return to our investors.

The Executive Team of SPG has over 100 years of extensive experience spanning almost every facet of real estate and almost every real estate asset type and have acquired or developed, in today’s value, over a billion dollars of real estate investment properties. Each investment opportunity on our site must meet a targeted simple annual cash on cash return for our investor of at least 20%.

Our highest objective is dedicated to the preservation of Investor Capital. With this in mind, we strive to eliminate risk wherever possible and given the current interest rate environment you will find that our current offerings are on a non-leveraged, zero debt basis, which significantly reduces risk.

Sapient only originates/develops and provides real estate investment opportunities for projects located in Texas, but principally located in the greater Dallas/Fort Worth area.

You may have read my CV, and if so, you know that my real estate career began while I was attending the University of Arkansas. At that time, I was living in an apartment community near campus like many other students. The Property Manager had graduated from law school and I seized the opportunity to become his replacement. This jump started my career in Property Management all while continuing my education at Arkansas. Oh, and coincidentally, I had planned to pursue a law degree, too! Once I graduated with my undergraduate degree, I determined that the business of apartments and residential housing was my calling. Goodbye law school plans! 

I moved to Dallas, Texas straight out of school where I began working for the Henry S. Miller Company. There I quickly became responsible for the management of all the multi-family properties owned by the Miller family, reporting directly to Vance Miller who was the President of the company. 

Five years later I left the Miller Company with Roger Staubach’s newly founded real estate firm where I created the management firm and brokered several million dollars-worth of multi-family projects. One successful year later I left and started my own commercial brokerage firm where I made over $5 million dollars in the first two years. I was definitely hooked. 

I took a much-needed vacation after my 2-year run of success, and as I was lounging in my cabana in Nassau, while sipping on a Pina-Colada, it dawned on me that while I was enjoying this beautiful vacation, I was also technically unemployed. That is to say I wasn’t making any money while lying on the beach and I wouldn’t be making any money until I closed the next deal. That realization was a game changer and the inspiration that I needed in order to figure out how to make money while I was on vacation or even while I slept at night. That epiphany led me to segue from brokerage to syndication where I began earning cash flow and appreciation from our income producing properties even while I slept. And guess what? So did our investors! 

Forty plus years later my real estate partnerships have acquired and developed over 30,000 apartment units and several million feet of commercial properties. We currently have over a half billion dollar’s worth of properties in our development pipeline. Each of our projects has the potential of making at least a 20% annualized return for our investors. And we always put our investors first, ensuring that they get their original capital back and their return before we participate.

Our executive management team has collectively over 100 years of experience in this industry. Over the years we have been through a number of real estate cycles, which means we have learned how to operate successfully during the good, the bad and the ugly markets in this business; we have successfully navigated through just about every challenge you can imagine.
